Getting Ahead of the Buyer:
How Pre-Listing Preparation Helped
Generate Seven Offers
PROBLEM: A charming historic 3-bedroom home that had worked perfectly for a young couple was getting tight with one child and another on the way, and years of normal wear and maintenance needed attention before selling.
RECOMMENDATIONS: Start with a pre-listing inspection and our curb-to-curb walkthrough to identify both inspection issues and the cosmetic details that could affect buyers’ first impressions.
ACTION: Addressed inspection items, repaired the retaining wall and painted-shut windows, refreshed landscaping and exterior surfaces, repainted the entire interior, completed minor repairs, and professionally staged the home.
RESULTS: Listed at $650,000, received seven offers within two days, and went under contract before the weekend was over for $700,000.
CONCLUSION: By finding and addressing problems before buyers could, we launched a polished, well-maintained home that inspired confidence and immediate competition.

Finding the Problems Before the Buyers Did
Our first recommendation was something sellers sometimes hesitate to spend money on: a professional pre-listing home inspection. Rather than waiting until we were under contract for a buyer’s inspector to tell us what was wrong with the house, we wanted to know first.
The inspection gave us essentially the same view of the property a buyer would eventually get. That allowed us to identify which items were worth addressing proactively, including a retaining wall near the sidewalk that needed repair and several windows that had been painted shut and needed to be made operable. Taking care of those items ahead of time meant fewer surprises once the house was under contract and fewer opportunities for a buyer to question how well the property had been maintained.

Looking at the House Through a Buyer’s Eyes
We also completed our curb-to-curb pre-listing walkthrough video, examining the property the way a buyer would experience it from the moment they arrived. That process uncovered a different category of issues. They weren't necessarily inspection problems, but collectively they affected how the house presented itself.
The landscaping needed trimming, the porch needed a fresh coat of paint, and the siding and walkways needed power washing. One of the doors wasn't closing properly and needed repair. Inside, years of normal wear meant the entire home would benefit from fresh paint. We also recommended professional staging so buyers could see the rooms at their best rather than being distracted by the realities of a family preparing for a move.

One Chance to Make the Right First Impression
None of these projects individually transformed the house. Collectively, they transformed the way buyers perceived it. The fresh paint made the interior feel clean and cared for. Staging helped buyers understand the rooms and their proportions. Exterior maintenance improved the experience before anyone even reached the front door, while completing the inspection-related repairs gave us greater confidence in the condition of the home we were bringing to market.
That's the value of doing this work before listing rather than reacting afterward. Once a property hits the market, buyers begin forming opinions immediately. You don't get to call everyone back two weeks later and ask them to reconsider after you've fixed the things they noticed during their first visit. We wanted this home ready when the first buyer walked through the door.

Seven Offers and $50,000 Over Asking
We listed the home at $650,000, and the response was immediate. Within just two days, we had received seven offers. Before the first weekend on the market was even over, the sellers were under contract for $700,000, a full $50,000 above the asking price.
It's impossible to assign a dollar amount to any one repair, coat of paint or inspection item. That's not really the point. The strategy was to eliminate as many reasons as possible for buyers to hesitate while giving them plenty of reasons to compete. By inspecting first, preparing thoroughly and addressing both the visible and less-visible issues before going to market, we gave this house the strongest possible launch. The buyers took it from there.
